CONSTRUCTION BEGINS ON GRAFTON VILLAGE CENTER
GRAFTON, Wis. Construction is underway on Grafton Village Center, a pair of
new buildings at the threshold of Grafton’s downtown that village officials hope
will maintain the district’s development momentum.
Grafton Direct, LLC, a subsidiary of Green Bay-based Direct Development Inc.,
is the primary property owner for the project. The $5.7 million development will
take shape over the next 15-18 months at the southeast corner of Washington
Street and 12th Avenue.
“This intersection is the gateway into Grafton’s downtown,” said Darrell Hofland,
Grafton’s village administrator. “The village has been promoting this as a
redevelopment site since 1999, and we’re very happy to see this project move

been hoping for.”
The two-phase project features approximately 33,000 total square feet of space,
with ground-floor retail tenants and second-floor office space in both buildings. The
first structure will be the larger of the two at 21,000 square feet, including 5,000
square feet on the ground floor that will be the new home for Grafton Ski and Cyclery.
“This is an awesome location only a block from our current store,” noted Bill Pence,
who has owned Grafton Ski and Cyclery for 28 years along with his wife, Sally. “We’ll
be the first retailer you’ll see when you cross the Milwaukee River, and we’ll have a
beautiful view up the river. The new store will also have 1,600 square feet of space for
storage and our shop operations in the basement.”
The store’s current location will be demolished after the development’s first building
is ready for occupancy in November. Construction on phase two of Grafton Village
Center is expected to begin this winter, with occupancy anticipated for late summer
of 2007. Grafton Ski and Cyclery will own its space in the development.
“A key aspect of this project will be a public-use plaza suitable for outdoor dining in a
café setting,” said Carol Karls, vice president of development for Direct Development.
“Grafton Village Center is positioned to take advantage of a pedestrian-oriented section
of the downtown to create high visibility for our tenants.”
The Polacheck Company is serving as the project’s real estate coordinator. Matt Writt
