NASHVILLE, Tenn. – Green Bay, Wis.-based Direct Development Inc. plans a December
ground breaking for the first phase of its $70 million mixed-use development in Nashville’s
Rolling Mill Hill project.

Plans for Direct’s $45 million first phase include approximately 8,000 square feet of
neighborhood retail space and 300,000 square feet of condominium space for 151 units.
The project includes the renovation of some existing structures into unique loft-.type
living units, including a 10,000-square-foot former power station, and the construction
of two new buildings.

“With Direct Development’s commitment, we can now say Rolling Mill Hill is truly under
way,” said MDHA Executive Director Phil Ryan. “The unique combination of historic
buildings and new architecture offering a variety of residential options and retail space
will set the tone for additional development on the site.”

Units included in Direct’s first phase are expected to be ready for occupancy in late 2007.
It will be followed closely by a second phase valued at about $25 million. Combined, the
two phases will feature about 230 residential condominiums and 12,000 to 15,000 square
feet of neighborhood retail space.

development will become a distinctive neighborhood of which the Nashville area can be proud.”

The Rolling Mill Hill site, located at Hermitage and Middleton avenues, overlooks the
Cumberland River just south of downtown Nashville. The site formerly was occupied by
Metro General Hospital. Property sales are being handled locally by Village Real Estate

Direct Development, a three-time recipient of the Mayor’s Beautification Award in Green Bay,
is a development, general contractor and renovation specialty firm. Direct is one of two
developers awarded contracts for the Rolling Mill Hill project, the other being Streuver Bros.,
